What a visit covers

  • Condenser and evaporator coil cleaning on every refrigerated unit, which is the highest-value item on this list.
  • Door gasket inspection and seal testing, with replacement of anything failing.
  • Defrost cycle verification, including heater and termination checks on freezers.
  • Refrigerant charge and superheat verification, with leak checking on any unit showing loss.
  • Temperature calibration and logging across all units, recorded and dated.
  • Drain line clearing and condensate pan inspection.
  • Ice machine descale and sanitation on the interval your water hardness actually requires.
  • A written condition report per unit, flagging anything trending toward failure.

Why it pays

A dirty condenser raises head pressure, which raises energy draw and shortens compressor life. You pay for it monthly on the power bill and again when the compressor goes. A failing door gasket does the same thing with fewer symptoms.

Timing matters too. Emergency service is priced as emergency service. Kitchens on a maintenance plan get their coils cleaned in April, before the first 95°F week in July when every refrigeration shop in the valley is already booked out.

Inspection documentation

Utah requires cold holding at or below 41°F, and an inspector asking about temperature control is easier to answer with a dated log than with a verbal assurance. Every maintenance visit leaves a signed record of unit temperatures, work performed and equipment condition.

Does a maintenance plan include emergency calls?

Plans typically include priority dispatch and preferential rates on emergency work rather than free service. In practice plan holders need emergency service far less often, which is where the savings come from.
